Yesterday, after two years of house hunting on and off, nine offers made, at least 15+ houses seen, my family and I finally were the winning buyers for a new townhouse. Our first home and now the easy part's over. The fun part is figuring out how to pay for it! But man, what a crazy market!8 points

Congrats on your first home purchase! It's a great feeling. On a related note, I made a career change after 20+ years in the financial industry to go into real estate. I passed my license exam a month ago and shadowed my first open house yesterday. It's scary making a career change in my late forties, but I was never really happy in corporate finance. Trying to find something that I'll be happy doing for the remainder of my work life.7 points

That's correct. And basically a way to give about the same discount in store: 5 times VIP points comes out to about the same as 20% off and double VIP on the rest. Yes, 20% off a bit better (25% vs 28% off), especially because you pay sales tax on a lower amount and can get cash back. But it's harder to qualify for the GWP and there are limits online.1 point
